Redevelopment of last mile asset in Utrecht
“Utrecht 1” in Nieuwegein underwent a complete transformation, converting an obsolete production plant into a state-of-the-art last-mile logistics facility for the Utrecht region.
Spanning over 9,200 sqm on a 20,000 sqm plot, the facility features 35+ docks, including specialized van docks, achieving an impressive dock ratio of 1:280. Combined with ample parking and EV charging, it serves as a CO2-neutral link in the last-mile supply chain.
The renovation involved re-engineering the building, replacing walls and roofs with high-insulation materials, upgrading installations, and creating modern office spaces. Focused on sustainability, the project prioritized reusing existing structures, earning a BREEAM Excellent certification. Following the renovation the asset is 1.5°C ready, aligned with the Paris Proof Commitment to limit global warming to 1.5 degrees Celsius.
